The Complete Sofa Buying Checklist for Singapore Buyers

Most sofa regrets in Singapore come down to one of three things: the sofa was too deep for the living room, the fabric was wrong for the climate, or the frame gave out within two years. None of these problems are hard to avoid — they just require asking the right questions before you buy, not after the sofa is sitting in your flat.

This checklist covers everything a Singapore homeowner should verify before committing. It is structured the way our showroom team walks through it with customers: space first, then configuration, then materials, then construction, then the practical details that most people forget to check.

Work through it in order, and you will arrive at a sofa that fits your home, your household, and your next five to ten years.

Step 1: Measure Your Space Before You Do Anything Else

This sounds obvious, but it is where most mistakes begin. Bring a measuring tape and write down three numbers:

• The width of your living room wall
• The depth of the space from the wall to the TV console or opposite wall
• The width of your main doorway or service entrance

For a typical 4-room HDB, the living room wall runs around 3.5 to 4 metres wide. Standard three-seater sofas usually sit between 185 and 220 cm wide, so that can fit well. L-shape sofas, depending on configuration, typically span 250 to 310 cm on the longer side. This can also fit, as long as you account for the turning space at the corner and leave at least 45 cm of clearance between the sofa and the coffee table for comfortable movement.

Check the Sofa Depth Carefully

The depth dimension is the one people most often underestimate. Sofas with an 85 to 90 cm seat depth feel generous in a showroom, but they can consume the usable floor space in a narrower living room.

For rooms that are 3.8 metres or less from sofa wall to TV wall, stick to sofas with a seat depth between 75 and 85 cm.

Check Doorway and Delivery Access

The doorway measurement matters more than people expect. Sofas with L-shaped chaises cannot always be disassembled flat, and frames that are 95 cm wide will not pass through a standard HDB doorway of 85 to 90 cm without manoeuvring.

Ask the retailer how the sofa ships and what the widest single piece is when disassembled.

Step 2: Decide on Configuration Before You Decide on Style

Configuration is a structural decision, not a style decision. The silhouette, colour, and leg finish can all be adjusted — the footprint of the sofa in your room cannot.

Two-Seater or Three-Seater

This option is right for 3-room HDBs, smaller condos, or living rooms that need to serve a dual purpose, such as working from home, exercise space, or guest bedroom.

Two-seater sofas plus an armchair often work better than a three-seater alone, because they allow a more flexible arrangement and create a more conversational layout.

Three-Seater With Chaise

This is the most popular configuration in Singapore’s 4-room HDB market, and for good reason. The chaise adds a recline option without requiring a separate piece.

Left-facing or right-facing matters. Stand in your living room and picture which side your feet will naturally rest when you lean back.

L-Shape Modular Sofa

This option is suitable for 5-room HDBs, larger condos, and open-plan layouts. Modular sofas allow reconfiguration if you move, which is useful for BTO owners who know they may upgrade to a larger flat in five to seven years.

Check that the modular connectors are metal-bracket systems rather than hook-and-loop fabric. The latter loosens over time.

Sofa Bed

This is worth considering if you host overnight guests regularly or have a home office that doubles as a guest room.

Our sofa bed options include pull-out and fold-down mechanisms. The fold-down tends to be quicker to use for frequent conversion, while the pull-out gives a wider sleep surface.

Step 3: Choose Your Fabric Based on How You Actually Live

Singapore’s climate is genuinely relevant here. Year-round humidity of 70 to 90 per cent, near-constant air-conditioning, and the occasional open window during cooler evenings all affect how different fabrics perform over time.

Fabric Upholstery

Fabric upholstery is the most versatile choice for Singapore homes. Performance fabrics with a weave density above 300,000 double rubs are hard-wearing enough for daily family use and handle humidity without mould risk, provided the room has reasonable airflow.

Linen-blend fabrics have a refined look and breathe well, but they are more susceptible to pilling from abrasive contact and require gentler cleaning.

Microfibre performs well in humid climates and is generally easier to wipe down, though it can feel warm against skin in rooms without air-conditioning.

Full-Grain and Top-Grain Leather

Full-grain and top-grain leather ages well in Singapore if it is conditioned regularly. Every three to four months is a reasonable maintenance interval.

Leather is non-porous, which makes spills easy to manage, but it absorbs heat in rooms that are not air-conditioned and can become tacky in very humid conditions.

Bonded leather, which uses a polyurethane-coated split hide rather than genuine leather, tends to peel within three to four years in Singapore’s climate. If you are considering leather, confirm if the upholstery is full-grain, top-grain, or bonded before purchasing.

PU Synthetic Leather

PU synthetic leather has improved significantly and now sits in a reasonable middle ground. It is easier to wipe clean than fabric, more consistent in finish than genuine leather, and significantly lower in price.

It is a sensible choice for households with young children or pets. Long-term durability still falls short of quality genuine leather, but for households who expect to re-furnish within seven to ten years, it is a practical option.

For households with elderly family members, young children, or anyone with pet dander sensitivities, removable and machine-washable sofa covers are worth specifically requesting. Not all sofas offer this, but it makes a significant difference to long-term hygiene.

Step 4: Examine the Frame and Foam, Not Just the Fabric

Sofa appearance tells you very little about how long it will last. The two structural elements to ask about are the frame material and the seat foam density.

Frame Construction

Kiln-dried hardwood frames, where timber is dried in a controlled oven to remove residual moisture, are significantly more stable over time than air-dried timber or engineered wood frames.

Kiln-drying reduces the warping and joint-loosening that causes creaking and instability within the first three to five years.

Softwood frames are lighter and cheaper to produce but compress and flex with sustained weight loading. If a retailer cannot tell you what wood species and drying process is used in the frame, that is a useful signal.

Seat Foam Density

Foam is measured in kilograms per cubic metre, or kg/m³. The seat cushions of sofas used daily should be foam-rated at a minimum of 35 kg/m³. A rating of 40 to 45 kg/m³ is preferable for a main family sofa.

Below 30 kg/m³, foam compresses noticeably within 12 to 18 months and takes on a sunken appearance.

This is the single most common cause of sofa dissatisfaction that our showroom team hears about — customers who purchased a sofa that felt firm in the showroom but softened significantly within the first year.

Spring Systems

Higher-end sofas incorporate a sinuous spring or pocketed spring system beneath the foam. This adds resilience and distributes weight more evenly than foam-only construction.

If the sofa listing mentions “spring seat”, ask if the springs are pocketed or sinuous. Pocketed springs are the better specification.

Step 5: Check the Practical Details Before You Confirm

These are the questions that are easy to ask in the showroom but easy to forget.

Delivery and Assembly

Confirm if the retailer delivers to your floor level, if assembly is included, and if the delivery team will remove packaging.

For HDB flats above the fifth floor, check if a service lift booking is required and if the retailer coordinates this or leaves it to you.

Lead Time

Ready-stock sofas can typically deliver within one to two weeks. Custom-configured or order-based sofas may carry a six to twelve week lead time.

If you are furnishing a BTO and working against a key collection date, confirm lead times explicitly and factor in one to two weeks of buffer for scheduling.

Sofas that photograph well with a 95 cm seat depth may feel like you are sinking into them if you are under 165 cm tall. Firm-spec sofas that look right in the listing may feel uncomfortably rigid for someone who needs lumbar support.
