Furniture for 4-Room HDB Flats

A 4-room HDB flat sits at roughly 90 square metres โ enough space to feel genuinely comfortable, but not so generous that you can afford to ignore proportion. The living room will typically run 4.5 to 5 metres across. The master bedroom fits a Queen bed with working space on both sides. The common rooms handle a Super Single each. The dining area, tucked between the kitchen and living room, seats four without drama and six when you push a little.
Most Singapore homeowners furnish a 4-room flat at least twice โ once when they first collect keys, and once again about seven to ten years in when they've lived through the first choices and know exactly what wasn't working.
We've helped hundreds of couples through both rounds. This guide covers what the second-time-around homeowners already know: the sizing decisions that matter, the configurations that actually fit, and the mistakes that are easy to avoid once someone points them out.
How to think about the living room in a 4-room flat
The living room in a 4-room HDB is the room where most furniture decisions get made โ and most furniture mistakes happen. The common layout gives you a roughly rectangular space opening towards the balcony or window wall, with the television wall opposite.
The question isn't whether a sofa fits. It's whether the sofa fits and still leaves the room feeling like a living room rather than a furniture showroom.
Sofa sizing and layout
A three-seater sofa with a two-seater or an armchair is the most practical configuration for a 4-room living room if you host occasionally but live with two or three people day-to-day.
Total sofa length should stay under 280cm if you want a coffee table and clear passage behind. Go longer and you'll find yourself squeezing past the sofa to reach the balcony or the bedroom corridor.
L-shape sofas work well in 4-room living rooms when you position the chaise against the side wall rather than floating it into the room. A 260cm ร 160cm L-shape sits comfortably in most 4-room configurations, provides generous seating for a family of four, and doesn't crowd the television wall.
Go much beyond those dimensions and you start compromising the feeling of the room.
Fabric or leather sofas
Fabric sofas tend to perform better in Singapore's humidity than full leather if the room is not air-conditioned consistently. Performance fabrics โ tightly woven polyester blends or water-resistant weaves โ handle the climate better than open-weave linen or velvet, which can trap moisture and develop an odour over time.
If you prefer the look of leather, a half-leather or leather-match construction gives you the aesthetic on seat faces and arms without the heat and maintenance load of full leather throughout.
Our sofa collection covers both fabric and leather configurations with full dimensions for every model, so you can check measurements against your floor plan before visiting.
Bedroom furniture: the master bedroom and common rooms
The master bedroom in a 4-room HDB flat typically measures around 3.2 metres ร 3.6 metres, give or take 20cm depending on the block design and any works done during renovation.
A Queen bed โ 152cm ร 190cm in Singapore sizing โ fits comfortably with a bedside table on each side and roughly 70cm of passage. That's enough to open the wardrobe door and walk past without turning sideways.
Queen bed or King bed?
A King bed โ 180cm ร 190cm โ fits in most 4-room master bedrooms, but the passage on either side drops to around 45-55cm, which is workable but noticeably tighter.
If you have a wardrobe along the wall facing the foot of the bed, that foot-of-bed clearance also matters: aim for at least 80cm between the bed end and the wardrobe face, which is the minimum comfortable opening distance for most sliding and hinged wardrobe doors.
Storage bed frames
For bed frame selection, a platform or storage bed frame maximises the utility of the master bedroom without adding bulk.
Under-bed drawers in a 4-room flat master bedroom can easily absorb two to three season's worth of bedding, extra pillows, and the suitcases that would otherwise crowd a wardrobe.
Our bed frame collection includes several hydraulic storage options where the entire base lifts for large-item storage โ practical for Singapore homes where self-storage unit rental is a real ongoing cost for many families.
Common room furniture
Common rooms in a 4-room flat โ typically two โ each sit at around 2.8 metres ร 3.0 metres.
A Super Single bed, 107cm ร 190cm, gives a child or teenager enough sleeping and living space while leaving room for a study desk along the wall. A wardrobe running 150-180cm wide handles most single-room clothing and storage requirements without dominating the room.
For young children sharing a room, a bunk bed in that same footprint frees up significant floor space for play.
Dining room sizing and the six-person question

Most 4-room HDB flat dining areas sit at the junction between the kitchen and the living room, occupying roughly 2.5 metres ร 3.0 metres of usable space.
The functional question is whether you furnish it for four people โ which is how the family will use it on 340 days of the year โ or for six to eight, which is how you'll use it during Hari Raya open houses, Chinese New Year reunion dinners, Deepavali gatherings, or Christmas with the extended family.
Rectangular dining tables
A 120cm ร 70cm rectangular table seats four comfortably and takes up a minimum footprint.
An extendable table at 120cm closed and 160cm extended is a genuine solution for the Singapore family that hosts regularly but doesn't want to surrender floor space on ordinary evenings. The extension adds seats for two more without requiring a second table or the awkward perching arrangement of folding chairs at the corner.
Round dining tables
Round tables at 110-120cm diameter are a considered choice for 4-room flats where the dining area is positioned in a corner or against a partial wall.
A round table improves flow around the dining area because there are no corners projecting into the passage. It also seats five comfortably โ better than a 4-seater rectangular for families of four plus a grandparent who eats with them regularly.
Chair and table height
Chair height matters more than most homeowners expect at purchase time.
Standard dining chair seat height of 45-46cm pairs correctly with a 75-76cm table height, giving comfortable leg clearance and a relaxed dining posture. If you're buying chairs and a table from different sources, check both measurements before committing.

Storage: where 4-room flats run out of room
The honest thing to say about 4-room HDB storage is this: there is almost never enough of it.
The flats were designed with one built-in wardrobe per bedroom in older blocks, and in newer BTO designs, that built-in is sometimes omitted entirely in favour of an open-plan aesthetic that looks beautiful in the showflat and becomes genuinely stressful after the family moves in with their actual belongings.
Wardrobes
A freestanding wardrobe in the 160-200cm width range is the practical solution for most common bedrooms and master bedrooms that need more than what the built-in provides.
Two-door wardrobes with interior shelving, a hanging rail, and a drawer section at mid-height handle a single adult's wardrobe efficiently.
Our wardrobe collection covers configurations from two-door compact to four-door full-height, all with stated internal fitments so you can verify drawer count and hanging rail length before purchasing.
Shoe storage
Shoe storage at the entrance is another consistent pain point in 4-room flats.
A household of four generates a significant volume of footwear, and the common-area corridor immediately inside the front door is typically only 90-100cm wide โ not enough for an open shoe rack without creating a navigation obstacle.
A slim shoe cabinet with doors, 30-35cm deep and 100-120cm wide, handles 20 to 30 pairs while keeping the entrance clear.
Living room storage
For living rooms, a television console with drawers or shelves handles remotes, cables, gaming equipment, and the accumulation of small objects that migrate to the living room over time.
A console running 160-180cm wide, calibrated to the television size and viewing distance, keeps the wall looking purposeful rather than cluttered.
Visiting the showroom with your floor plan
Choosing furniture for a 4-room HDB flat is easier when you have your floor plan in hand and a sense of how each room connects.
The numbers matter โ a sofa that's 10cm too deep or a dining table that's 20cm too wide changes how the room lives day-to-day, and those differences are sometimes hard to judge from product images alone.
With over 100 years of combined industry expertise across our management team, we've helped families at every stage of the 4-room HDB journey โ first-time BTO owners measuring against a bare concrete floor, resale flat buyers replacing furniture piece by piece, and growing families reconfiguring what was set up for two adults into something that works for a family of four.
The conversations are usually more useful in the showroom than online, simply because you can sit on the sofa, open the wardrobe, and try the dining chairs at full height.
Bring your floor plan and any photographs of your space to our 5 Ubi Link showroom. We're open daily from 11:30 AM to 9 PM, including weekends and public holidays โ no appointment needed, no pressure to decide on the day.
Take as long as you need, and feel free to return more than once. Furnishing a 4-room flat involves several decisions across rooms and budgets, and most families spread those decisions out over a few months. We'll be here each time.
A practical approach to sequencing furniture purchases
One piece of advice that comes from three decades of experience helping homeowners furnish Singapore flats: you don't have to buy everything at once, and you probably shouldn't.
Start with the pieces that affect daily comfort most directly โ the bed for the master bedroom, the sofa, and the dining table and chairs. These are the items you use for cumulative hours every day, and getting them right matters more than having a complete showroom aesthetic by move-in day.
Storage, side tables, and decorative pieces can follow once you've lived in the space for a few weeks and understand where things actually need to go.
Free delivery and professional installation is included on orders above $300, so there's no logistical penalty to staging your purchases. Whether you're furnishing the whole flat in one go or building it out room by room, our showroom team is there to help you sequence and plan โ based on your timeline, your floor plan, and how you actually live.
