Start with the bedroom: your mattress is the one thing you should not compromise on
The bedroom is where you spend roughly a third of your life, and in a new BTO, it is often the room you will occupy before the rest of the flat is properly set up. Getting the sleep foundation right matters more than almost any other early decision.
A mattress is also one of the purchases where the difference between a considered choice and a hasty one is felt every single morning. Singapore's humidity makes this more important, not less โ a mattress that does not breathe properly in 80% relative humidity will sleep warm and may develop mould issues over time if ventilation is inadequate.
For a couple furnishing a BTO master bedroom, a Queen size mattress of 152cm ร 190cm in Singapore sizing is the standard starting point. If the master bedroom is on the larger side โ common in 4-room and 5-room flats โ a King size mattress of 183cm ร 190cm is worth measuring for, but always check the actual room dimensions against the bed frame and the clearance you will need to move comfortably around the bed.
Choose the right mattress construction
On construction, individually pocketed spring mattresses are generally the better choice for Singapore's climate because the open coil structure allows better airflow than a sealed foam block. High-density foam mattresses have their place, but ventilation matters here.

On fabric versus leather, fabric sofas tend to be more forgiving in Singapore's climate if you run air conditioning moderately. Full-grain leather sofas are more durable over a longer period and easier to wipe clean, which matters if you have young children or host regularly.
Performance fabrics โ tightly woven microfibre and treated weaves โ sit between the two in terms of maintenance and durability. There is no universally correct answer; it depends on how you live in the space.

The dining area: right-size the table before anything else
In BTO flats, the dining area is often tucked against the edge of the open-plan kitchen and living space, which makes table sizing one of the more consequential decisions of the whole furnishing process.
A 4-room BTO typically fits a rectangular 4-seater dining table of around 120cm ร 75cm comfortably. If you host family regularly โ and in Singapore, hosting in-laws for weekends or festive seasons is the norm rather than the exception โ a 140cm to 160cm extendable table gives you flexibility without permanently occupying the floor space.

Choose a tabletop material that fits daily use

Buy the essentials, live with them for a while, then decide on a more considered setup.
Accent chairs and occasional furniture

Defer these decisions until the bones of each room are settled.

Occasional-use pieces โ a guest bed, a reading chair, decorative storage โ are worth being more measured about. They do not need to be the same level of investment.
