Once your renovation timeline is agreed with your ID or contractor, you have a realistic move-in estimate. This is when you should confirm your furniture choices and place orders for items with longer lead times.

Some bed frames and dining sets carry four-to-eight-week lead times depending on configuration. Getting your order in now means the piece arrives when your flat is ready, not three weeks after.

For BTO buyers who collect keys in the second half of the year, this alignment works in your favour. Your furniture shopping window often overlaps with year-end promotions.

Collect your keys in September or October, complete renovation works by November or December, and your move-in coincides with a period when retailers are actively promoting.

That said, do not let a sale drive the timing of your purchase. Buying the wrong sofa at a discounted price is still buying the wrong sofa.
